Alrighty, so is it alright that I share this video with the corporate and with future investors? Yes sir, no problem. Perfect. So my first question is why did you choose real estate sales all out of all the other coaching programs? It seemed like the simplest you know program and after I did a little bit of homework it seemed like it had the most response you know most people liked it. I think it was a little bit more money going into it but I felt a whole lot more comfortable with it than I did the others. Good. That’s pretty much it. Good. So when you come into it you always have expectations do you think that well you know and I’m your coach so do you have I lived up to your expectations are you getting out of it what you were hoping to get out of it at least from a coaching standpoint? Yeah definitely I mean we’ve talked every week ever since we started I’ve learned every week as we go you can’t tell me everything there’s a lot of things you got to learn for yourself but when I don’t understand something you’ve been very responsive on the phone and we’ve talked about things you know you’ve taken it from the beginning to and I’m almost at the end tomorrow so yeah I’m very pleased with how it’s going. So how important are the leads for your success and where you’ve gotten to tomorrow? I mean the leads are everything at the moment. How important is was it to you that your mentor invests in real estate and does the same thing you’re doing? Oh it’s huge I mean he you know he knows what we’re going through you know and he there’s not had many a question I’ve asked you know you or my coach that he hadn’t had answer for so I mean it’s been a good good experience I mean we don’t regret what we’ve done at all. Good so long how long after you mailed your first batch of letters did you get calls from the motivated sellers? I think we got three phone calls in the same day about three weeks after that we first mailed and actually the second phone call is the one I’m getting ready to close on tomorrow. Perfect. She’s a really really neat woman. She was really blunt with me once you got on the phone with me and kind of freed me up when I talked to her and we just kind of hit it off you know from the beginning you know sentence of our conversation so it went really well. Is that that rapport? It’s all about the rapport it’s about the relationship they’ve got to be able to trust you. Yeah they have to. Again it takes 10 days or so to get the process in motion and all of that stuff and then you’ve really really taken it from there. So how confident were you in that first phone call you made? It was I was a little nervous but like I said she she kind of took it all out of me once you you know she kind of just said that well I’ve got this house and it’s it’s I don’t know if you even want to go look at it it’s so bad and I just kind of chuckled and she kind of loosened me up from there and she said well I live in you know King and Queen which is a country part of the world where I live and me and my husband you know lived there and I had some renters in there they just simply tore it up and my new husband and I are thinking we want to get rid of it now and I said well I’d love to help you so you know we I kind of had my budget already ready and she she pretty much hit the hit the low spot what you know as soon as we talked and I was like well no problem you know let me let me run by there and she lives probably an hour away so I just thought I said well you know it’s only 15 20 minutes from where I live let me go by there and check it out and then I called her back the next day and we we met over there I think on a Monday afternoon and couldn’t even walk through the place had glass busted all out and furniture everywhere it was a mess and you know we came back out and we you know agreed to a price and we signed the you know option agreement and then from that point on I started the marketing the way you told me to do it actually you know so excited I didn’t go to the beach Memorial Day weekend because I wanted to you know see the the next step of the you know process and you know so that Saturday I posted everything out and my phone started blowing up Saturday night from Saturday night and Sunday and Monday night I played golf on Memorial Day and I met the buyer at a gas station and you know we kind of had a deal and he wanted to go home and talk to his sister about the option the assignment agreement and then he called me back actually about an hour later and said that I don’t think I want to do that assignment agreement I want to I want you to help me close the property so I don’t think we ever talked about this but you know at first I was gonna sign it you know for you know like you know 33 grand and then he said that he didn’t want to do that he wanted help to you know facilitate all the closing costs I said well then I’m gonna have to have the 35,000 that I originally asked to help facilitate and he can’t came back and said sure I’ll do that so you know I kind of been holding his hand a little bit it’s exactly his first house he’s buying he’s kind of a contractor so I’ve been helped you know facilitating on his side and her side and you know it’s gone really well you know I think for a first deal I don’t think I could have gone any better. So when you walked into that house did you think oh my I don’t know that I’ll ever sell it? Yeah he said that exactly. Yeah I said you know you told me though you know if you’re ever in question sign it and then I signed it I said man I don’t know who in the world’s gonna buy this place because I mean realistically the place is only worth a lot in my opinion but this guy sees something more than that I didn’t and I might have could I ask more I don’t know but I was just trying to build a little bit momentum and get that first deal to learn how things happen so that’s where we’re at. That sold I think you just said what three days later you had an agreement? Yeah I think I sold it so I think I literally sold it I think it was a week later seven days. Awesome. So talk to me about the option contract were you were you given much opposition by the seller? No she had said that she wanted her husband to see it and she didn’t want to sign it and I mean I guess we had a pretty good rapport even you know with the one or two phone calls before we even got there and I just explained to her you know I had my company aim on top and I said look this is very very basic I said this is just read it I said there’s nothing between the lines here if I don’t sell it you know you get it back I said this is just give me an option to purchase for 60 days and you know she kind of read it over for another five minutes as he said you know you’re exactly right she said you know I don’t have an issue with this my husband will kill me but I’m gonna sign it I said well if you have if your husband had an issue with with it just call me so and so yeah I mean that point it just went on from there and there was really no big deal at all. Good. Now how much did you put on? Oh 0 0 yeah I bought her lunch that day and she she kind of said no I don’t want any money from you I was like no we have to do this I want to buy you lunch today so she was like oh that’s cool thank you you know she was appreciative of that but is there anything you would want to tell someone thinking of investing in real estate especially if they wanted to work with us? Um yeah I mean it’s y’all have been really easy to work with I mean as far as the communication skills you’ve given me all the tools we’ve needed to start from nothing to two months later getting my first deal you know we were hesitant at first I’ve been looking at a franchise for the last couple years and this isn’t really a franchise we just bought into an educational type thing so you know we’re very happy on how it’s how it’s progressing and you know I would suggest it to anybody that wants to get involved in the real estate no doubt about it
